Abstract

In Bahia de Banderas has appeared in recent years, environmental degradation, as major consequence of the inadequate land occupation by the tourism and real estate, itself and inefficient regional planning and local government sector by the developers and the various tourist involved in the process, besides not having contemplated approaches which include sustainable development in line with the biodiversity of the area.

By analyzing the characteristics of tourism, it is important to recognize the impact these have on the territorial, economic and social development. By evaluating the changes in the territory for the coastal landscape as well as the introduction of custom of the visitors, which produce social implications manifested in the loss of regional identity.
