Abstract

The characterization of the phases of development of the historical center of the city of Toluca, we carry out it with base in the retrospective of the cycle of life of the product and the analysis of historical, architectural, economic information and field journeys. The results show that the evolutionary process is discontinuous, and that the introduction phases and growth saturation showed in long periods time, the decline-saturation phase exhibits the loss of importance of the traditional trade, the overcrowding road and the depression of the consumption, what questions the economic and social competitiveness of the place, in front of the new uses and commercial functions that take place as a result of the more and more diverse consumption preferences.

The economic reactivation is an artificial phase that seeks to prolong the life of the historical center, and it is expressed in isolated actions of urban intervention and in the askance of the forecast of the future.
